1. What this platform is
NaijaShowcase is a free listing venue. We host property listings, photo galleries and template flyers that listers create. We are not a real-estate broker, agent or estate surveyor, we take no commission, and any sale, rental or other deal is between the lister and the buyer or renter. Payments for bookings are handled as described in section 1A below. You must be 18 or older to use NaijaShowcase.
1A. Payments
- Booking requests on NaijaShowcase are not confirmed until the property manager approves the dates and the price and the platform operator confirms that payment has been received.
- For listings that show “Payments collected by the platform operator”, payment is made by bank transfer to an account held by the platform operator, who receives it on behalf of the property manager. The account details, including the account holder’s name, are sent to you privately by WhatsApp, only after your booking is approved. Payment details are never shown on public pages or in automated emails.
- Before you pay, check that the account holder name in your bank app matches the name in the payment message you received. If anything doesn’t match, or you receive changed bank details, don’t pay; contact us at [email protected].
- NaijaShowcase never asks for card details, PINs or one-time codes.
- Cancellations and refunds: if you cancel at least 48 hours before your check-in time, you get a full refund. If you cancel less than 48 hours before check-in, or don’t arrive, no refund is due. To cancel, contact us at [email protected]; the time we receive your cancellation is what counts. Refunds are returned by the platform operator to the account the payment came from. This policy is shown on your booking before you accept the price.
- If the property manager cancels or the property isn’t available as described, you get a full refund.
- A confirmed booking is an agreement to rent between you and the property manager. NaijaShowcase provides the listing and booking service and, where stated, collects payment on the property manager’s behalf.
2. Who may list
You may list a property only if you own it or are authorized by its owner to advertise it, and the details you give are true and up to date. You must tick a confirmation for this before submitting. We may ask for proof and may remove any listing at any time.
If you use the optional writing helper, the suggested text is generated automatically and may be wrong. You must check and correct it; you remain responsible for everything in your listing.
3. Photos
You may upload only photos you took or have the rights to use. By uploading you give us a non-exclusive, royalty-free licence to display them on this site and in flyers for your listing until it is removed. Do not include logos or watermarks of other agencies or websites, faces of other people or children, or house numbers or vehicle plates, unless you have the consent of the people concerned.
4. Fair housing and non-discrimination
Listings must not state or imply any preference, limitation or discrimination based on race, colour, religion, sex, familial status (for example, having children), disability, national origin or ethnic group. This follows the US Fair Housing Act, and we apply the same standard to every listing wherever the property is located. Wording such as "no kids", "Christians only" or "singles only" is automatically held for review and will not be published as written.
5. Title and documents — Nigeria and everywhere else
We do not verify title, ownership or documents (for example Certificate of Occupancy (C of O), Governor's Consent, survey plan, deed of assignment or excision). Buyers and renters must do their own due diligence with an independent lawyer and a registered surveyor, including searches at the relevant land registry, before paying any money. Listers must not claim that title or documents are "verified", "guaranteed" or similar. Such claims are flagged and held for review.
6. Review, moderation and takedown
We aim to review reports within 3 business days and unpublish clearly unlawful listings promptly.
Client submissions go to a review queue and appear publicly only after approval. Every listing has a "Report this listing" link. Reports go to the review queue, and listings found to be unauthorized, infringing, discriminatory, misleading or fraudulent are unpublished. Listers can ask for removal at any time through the same form or by contacting us.
6A. Spotlight
Spotlight listings are chosen free of charge by our editors at their discretion. Spotlight is not paid placement and is not an endorsement or verification of the listing.
6B. Messages between users
Messages to listers are passed on as-is; we are not party to any conversation or deal, and we never ask for payments or fees.
7. Prohibited use
No spam, fake or duplicate listings, scams, requests for upfront "inspection" or "agency" fees on our behalf, or unlawful content. We use rate limits and spam checks.
8. No warranty and limitation of liability
8. No warranty and limitation of liability. NaijaShowcase is a free service provided "as is" and "as available". We do not check listings, people, prices, titles or documents, and we give no warranty about them. To the fullest extent the law allows, we are not liable for any listing, any dealing between users, or any indirect, incidental or consequential loss, including lost profits, lost deposits or loss of data. To the extent permitted by law, our total liability to you for any claim arising from the service is limited to the amount you paid us for the service in the 12 months before the claim arose. The service is currently free, so that amount is currently nothing. Nothing in these terms limits liability that cannot be limited by law, or your rights as a consumer under the law of the country where you live.
8A. Governing law and disputes
8A. Governing law and disputes. These terms are governed by the laws of the State of Georgia, USA, without regard to conflict-of-law rules. The state and federal courts located in Georgia have non-exclusive jurisdiction, so this does not take away any right you have to bring a claim in the courts where you live. There is no arbitration.
